Planning for a Successful First Time Homebuyers Seminar

 

1. Find the right partners

Including the right partners in your overall seminar is key.  Who will you include? Are they experts in the location you are targeting? Will they address the main concerns of your specific targeted audience?  Will they reference the right type of properties in their presentation?  For example if your target is a section of Boston that is mostly condos, is their presentation specific to buying a condo? Here are some ideas:

  • Lender
  • Realtor
  • Title insurance underwriter
  • Inspector
  • Homeowner's insurance representative 
 
2. Target a narrow audience

Every town and even neighborhood/section is unique in Massachusetts and having local experts to a specific area is essential.    

 
3. Provide informative take home material

Things to include:

  • Checklists 
  • Information on preparing to buy a home
  • Step by step process- What to expect at closing
  • The importance of Owner's Title Insurance
  • Contact information of presenters as well as other trusted referrals in your network or vendors at your seminar (i.e. designers, movers, restaurants, etc.) 
 
4. Focus on educating not selling

Buying a home is a huge investment and a huge risk, especially for first time homebuyers.  No one wants to be pushed into any decisions when considering an investment of this magnitude.  Educate your your future clients and build trust, don't go for the hard sell. 

 
5. Think about the date and time of the event carefully

What is the audience you are hoping to attend the seminar?  Are they parents of young children that need to get their kids to bed at a certain time? Are they professionals that usually work until a certain time at night?  Are they couples that spend their weekend mornings looking at properties?  Choose your times carefully so it is convenient for the audience you would like at your seminar.  Also, is the location convenient for that audience?

 
6. Target your audience when promoting your event

When it comes to promoting your event, you want the "right" people to hear about it not necessarily all the people to hear about it.  Your audience should be made up of people interested in the area you are promoting and looking to purchase a home in that location. 

Additionally, a smaller audience might be better than having crowds of people.  A smaller group creates an environment where people feel comfortable asking questions and will pay closer attention to your presentation.  Remember you can have a room full of people that don't hire you or a room of one person that does hire you.  

 

8. Extras

Are you going to provide food and beverages? Maybe you want a local restaurant or deli to provide the food and promote the neighborhood at the same time.  Will you have vendors - maybe someone from a local home store?  Maybe you have a local store donate favors.  Will everyone have a place to sit? Plan accordingly so you have enough of the extras for all attendees.  

 
9. Follow-up!

Have a plan on how you will collect attendees' contact information.  Will there be a sign in sheet? Will you be using a digital app like evite?  Whatever the method you choose, make sure you follow up.

 
10. Practice makes perfect

Don't go into your seminar cold turkey.  Practice your presentation.  Make sure your topics and speakers flow.  Test all of your equipment prior to the event.  Is the internet working correctly? Do you have a reliable power source?
